PRICING PHILOSOPHY

Why our fees are based on revenue, not retainers.

Flat monthly fees reward activity, not outcomes. A performance-based fee rewards results. That structure matters because villa owners should never wonder whether their manager is protected while their revenue is flat. By charging a percentage of revenue, Bali Sands stays commercially aligned with the owner from day one: if the villa performs better, both sides win. If it underperforms, we feel that pressure too.

But if service inconsistency, maintenance lag, or operational gaps are holding performance back, saving 5% on fees can cost far more in missed revenue, weaker reviews, and repeat guest loss.

The honest answer is that Full Management usually outperforms when the operational layer is part of the problem. Higher occupancy and stronger guest retention can easily outweigh the extra 5%. Digital is not the cheaper version of Full. It is the right model for a different owner profile.
